A residential street in Southwest San Clemente, San Clemente, California

Southwest San Clemente

The original beach town, still the most walkable to sand.

Personality

The oldest and most coastal side of town, west of the freeway and below Del Mar. Narrow streets, mature landscaping, and a genuine walk-or-bike-to-the-beach rhythm. It feels lived-in rather than planned.

Lifestyle

Mornings at T-Street or Lost Winds, coffee downtown, the Beach Trail as an everyday spine rather than a weekend destination. Cars stay parked more than you would expect.

Architecture

Spanish Colonial Revival and ranch-era cottages alongside contemporary rebuilds. Lots are often irregular and hillside, which produces very individual homes street to street.

Beach and surf access

Walking distance to multiple sand accesses and the Beach Trail from many streets.

Pros

  • Genuine walkability to sand and downtown
  • Real architectural character
  • Strong long-term coastal desirability

Considerations

  • Smaller lots and tighter streets
  • Parking pressure near beach accesses
  • Many homes still need updating
