Value-add coastal property
Original-condition homes on desirable coastal streets, where the land and location carry the value and the improvement is the opportunity.
Renovation
Scope, permitting timelines and coastal-zone review shape the outcome more than finish selection. Cost and schedule must be underwritten by licensed contractors, not estimated online.
Development
Small-scale infill and rebuild opportunities exist, subject to zoning, height, setback and coastal jurisdiction. Feasibility is a per-parcel question.
ADUs
Accessory dwelling units may be feasible on some parcels under current state and city rules. Feasibility, parking and coastal-zone considerations must be verified with the City of San Clemente for each specific property.
Land
Vacant coastal parcels are rare and carry the most entitlement risk. Diligence, not optimism, decides these.
Long-term ownership
Scarce coastline, constrained supply and a durable lifestyle draw are the structural arguments for long holds. None of that guarantees an outcome.
