Proximity to sand is not the same as proximity to a wave you actually want to ride.

Surfers optimize for two things: how fast you can get from your door to the water, and which breaks you land on when you get there.

Southwest San Clemente is the classic answer — walking access to the south-end beaches and the trail. The south end of the city, including Cyprus Cove, puts you closest to the world-class waves at the southern boundary.

The Pier Bowl trades wave selectivity for immediacy: you can check conditions on foot in five minutes, which matters more than most buyers expect.

Conditions, access points and parking rules change seasonally. Nothing here is a substitute for standing on the sand at 6am before you buy.
